Our purchasing policy helps control your expenses. We prioritize repairs and obtain quotes from approved vendors, use detailed purchase orders, and inspect the goods or services received in comparison to those ordered and quoted, before recommending or processing payment.
Financial statements are prepared with industry leading cloud based accounting software and carefully reviewed by your Manager on a monthly basis allowing the Board of Directors to confidently make spending decisions based on timely and accurate financial reporting.
Operating Budgets are made and presented to the Board of Directors well in advance of year end using industry best practices. Surplus operating and reserve funds are carefully invested at the best possible rates, for terms consistent with future project timing.
Whether you have an apartment or townhouse, regular preventative maintenance is the key to keeping a healthy, safe and comfortable home. Our preventative maintenance program lists all major components and systems, separating out the safety items from the aesthetic items allowing more flexible planning and scheduling.
Many corporate records are now kept electronically and can be found on the community website accessible to all registered homeowners. Using the secure website login Owners can also view current and past announcements, as well as update their contact information online saving time, energy and printing costs.
As a Licensed Property Management firm, we believe in respectful and prompt communications to all owners and residents. Community websites, announcements and newsletters help keep all members informed about their corporation between annual meetings. We are available by telephone, fax, email, and website.
Our job starts by conducting extensive research of comparable properties to help determine the fair rental market value of your rental property. We will then advertise your property through multiple channels, online, in print and through our referral network to maximize views and generate interest. We schedule multiple showings on different days and times to maximize the potential tenant applicant pool.
The cornerstone of successful rental property investing is proper tenant screening. A poorly screened tenant is the leading cause of damages, eviction and vacancy. Our extensive screening process includes credit checks, income verification, contacting references and past landlords and spending time listening to every prospective tenant. While treating vacancies as urgent matters, we do not compromise the screening process. Good long term tenants are worth waiting for!
We promptly respond to any maintenance requests and schedule all repairs as required. Major building systems have preventative maintenance and inspection procedures put in place in compliance with all TSSA and Health Inspection and Promotion Act guidelines. We collect all rent and ancillary revenue and pay the operating expenses. Detailed financial statements are prepared for the owner's accountant and the net revenue is deposited into the owners bank account.
We can manage all of your site staff including: superintendents, groundskeepers, cleaners, security, administrators, concierge, etc. We can assist with hiring and orienting new staff, organize health and safety training, process payroll and government remittances and manage employee benefits, respond to union requests and more. If you prefer to contract out these services, we can recommend qualified service providers.
Periodic insurance appraisal helps ensure that adequate property, equipment and liability coverage is in place, while minimizing the risk of under coverage and the cost of over coverage. Property risk assessments are conducted annually and deficiencies are promptly corrected. Fire prevention systems are tested as required and safety plans are maintained including a vulnerable persons list.
We conduct comprehensive energy audits that allow us to identify and quantify savings opportunities. We are knowledgeable in the many government and industry grants that can further enhance your return on investment. Upon your acceptance we arrange the energy retrofit and manage the project. We have partners specializing in energy retrofit financing allowing the project cost to be funded from operational savings.
The Ontario Government has made sweeping changes to Condominiums since 2017, adding new regulations, mandatory forms, and the creation of two new Administrative Authorities.
The Condominium Authority of Ontario (CAO) is the legislative authority created to improve condominium living in Ontario by providing services and resources for condo owners, residents and directors.
The Condominium Management Regulatory Authority of Ontario (CMRAO) is responsible for the mandatory licensing and regulation of Condo Managers and Condo Management Firms.
